Location Location Location! I have to say, we were really jealous of our clients! The house certainly needed a little TLC so we needed to tread lightly! This was a very unique transaction that we were happy to be part of! 656 N West Knoll – Penthouse condo located in the heart of West Hollywood. This unit had been used as a rental property for several years and was in need of modernization. After patiently watching this condo for 30 days, our client decided to aggressively pursue the purchase of the unit for a price that would leave them right-side-up after the renovation was complete. DMF evaluated the property condition, established an estimated construction budget, determined the value of the property, and negotiated the purchase of the unit with an understanding of a “not to exceed” purchase price amount. Once the design phase was complete, DMF acted as our clients liaison and managed the construction team.

1010 N Kings Rd – This bank owned condo on the prestigious Kings Road seemed to be overlooked by almost the entire market. The bank choose to auction the property on a third party website which reduced the competition and we saw opportunity. DMF evaluated the premises, developed a preliminary construction budget, and suggested the maximum bid amount. Once the bidding was complete and the escrow was opened, DMF started the design process. We allowed for a three-week construction period and started construction upon closing. Our client renovated the unit and moved in within 21 days incurring virtually no carrying cost.

DMF met with the owner of 35 years to evaluate the property and develop a marketing strategy. The owner seemed determined to inject $50,000 into the property with the intention of selling. We challenged this approach as we knew that the house would still appear to need updating after the owners renovation. With a target market in mind, our suggestion was a light facelift which ended up costing $12,000 and netting the owner a substantial amount of money!
Carthay Circle Duplex (Purchase)
6250 Commodore Sloat Dr – Listed well below market value and in need of updating, this duplex was priced to sell. The adjacent neighborhoods were being developed at a rapid pace and land value in the Carthy Circle was significantly rising. Knowing there would be a lot of competition, it was our job to evaluate the property condition, determine the market value, suggest a not to exceed purchase price amount, and negotiate the purchase of the duplex. The property was listed at $1,999,000 and we ended up agreeing to a sales price of $1,225,000. Our client was an owner user with a strategy of improving the property over time while the surrounding areas developed.
